Just done what the guide says and I don't have
any dialog option to enter the boss room........
Does he actually exist?
If not why have a pointless guide and quest!
If he does exist where are the spawn locations.....

Yes, he does exist. You need to be at least 2 people from the same guild in your party, I believe.
